Bill Payments
We handle all bill payments including garbage, gardeners, handymen, Local Taxes, and any other bills applicable to the building, and negotiate whenever possible to keep costs as low as possible.
Maintenance Requests
We have an online request form where tenants can submit a maintenance request. Our team reviews and responds within one business day, we have in house handymen who handle most maintenance requests. Every request is then followed up with either a phone call or face-to-face communication so that we ensure that the tenants needs have been met.
Tenant communications
Our sensitive team handles tenant complaints, ensuring that the tenant is offered face to face communication. Each tenant feels as if they are cared for and listened to, we make maintenance request easily accessible ensuring maximum tenant satisfaction and retention.
In-house accounting and book keeping
You as the building owner will know exactly how much money your property is generating each month. Use Quickbooks that easily enables us to share spreadsheets and keep you abreast of what is going on.
Leases
We handle lease negotiation, lease preparation and lease execution, with the landlord having final say on which applicant to accept and rent amount. We ensure that our leases are up to date with current laws. We utilize Docusign to expedite the process and to generate an electronic copy of the Lease.
Rent Collection
We utilize PayLease which enables us to closely and constructively stay on top of monthly rental payments. We are easily able to ensure that every tenant has paid by the specified time of the month. We effectively send out 3-day notices in cases wherever a tenant is late on a payment.
Tenant Analysis
We have a comprehensive application process that we manage entirely online legitimizing using Docusign, we send a copy of the application of the best prospectives to the landlord, and we do due diligence on every tenant, call at least the last two landlords that they have been with, as well as their current and former employers to ensure that they are in good standing.
Eviction Coordination
We have experience in evictions and are able to navigate the current legislations surrounding eviction cases in Los Angeles.

What is your vetting process for new tenants?
We follow the Fair Housing Act in our applicant vetting and do not discriminate based off of race, color, national origin, religion, sex, familial status or handicap. We analyze potential tenants through credit checks for every applicant, contact call their current and former landlords as well and current and former employers. This way we ensure that the prospective tenant has shown capability of holding stable employment and in good standing tenancy.
I have an upcoming inspection or I have recently been cited during an inspection, will you still manage my building?
Of course, we have extensive experience working with a number of different inspectors, and we would be more than happy to assist you in getting your building back to code quickly and efficiently.
What types of Properties do you manage? How much are services?
We can, and have managed single family homes, duplexes, 5-20 unit apartment buildings with no building on-site manager as as well as larger apartment complexes with an on-site building manager. How long are units typically vacant for?
Depending on the amount of work of make ready repairs that needs to get done after a tenant vacates a property, units can be empty anywhere from two week to four weeks. We prioritize finding quality tenants over quickly filling in units, as our experience has proven this to be more profitable in the long run.
